Parc 85 Duluth

Just recently moved out after living in this complex since 2008. I’ve seen many management companies, employees, and residents come and go, and although I once gave The Estates at Crossroads a raving review, I can say that Parc 85 has gotten worse over the years. The current management company charges you for everything while offering very little amenities. They charge residents for community electricity and gas every month on top of your normal electricity bill. The price they charge each unit means the electric bill must be thousands of dollars every month. It also means that the residents are paying for the electricity the staff uses while working in the clubhouse 9 hours a day, as well as to light the pool area residents are not allowed to use at night, etc. They also charge residen

⭐ 1 Star — Do NOT recommend This is by far the worst apartment complex I’ve ever lived in. The office staff are extremely rude, dismissive, and unprofessional. Any time you go to them with a problem, you’re treated like an inconvenience instead of a paying tenant. The rent is outrageously high for what you actually get. There are constant issues with the apartment, things are poorly maintained, and basic problems take forever (or never) to be fixed. Nothing about this place justifies the price. Customer service is basically nonexistent, and the attitude from the office makes the experience even worse. If you’re considering living here, save yourself the stress and money and look somewhere else. I absolutely do not recommend anyone live here.

BEWARE OF THIS PLACE!!!! I lived here for 2 years. First the apartments are pretty old nothing new or fancy, the leasing staff changes every other month but when you move out they will try to charge you 2,000 miscellaneous fees. I moved out and I am getting charge for the smallest things, tub power wash when the tubs weren't resurfaced when I moved in. This is by far the WORST apartment complex I have ever stayed in and the leasing staff is not only rude and nasty but very unhelpful. You will pay for common electricity for the entire apartment building, utilities for the entire apartment complex on top of your own utilities. Amenities are subpar as well. So I been here for 5 years. Each year the rent increased but then they started tacking on miscellaneous fees. Despite paying my own electricity and paying for garbage disposal, they started including extra fees for common area electricy, garbage, gas(I have no gas) pest control and amenity fees. I didn’t use the amenities once. Not even the tiny gym. I work out at a gym I pay for. When I first moved in they charged me security deposit but now at my lease renewal they want to add a $34 monthly security deposit fee which is no refundable. I live in a non renovated apartment with mold in the bathroom. The apt is rated at 1250 on their page but I am supposed to be charged $1600 without utilities at renewal. I had a disappointing experience with the manager at Park 85 Duluth. She was rude and condescending when I asked about a promotion that became available after we applied. The interaction lacked professionalism, raised concerns regarding fair housing and consumer protection standards, and reflected poorly on the type of resident experience one could expect with a long term lease. As a result, this ultimately led me to explore other apartments in the area.
