⭐️⭐️⭐️⭐️⭐️ A place I never knew I needed I recently moved into Palmaris Gateway, and I can honestly say this is the apartment complex I never knew I needed. I’ve lived in the Gateway area for ten years, and this has been my best living experience by far. From day one, I was impressed that my unit was exactly as described—no surprises, no “model unit” tricks. What you see is truly what you get, which made the move-in experience feel honest and stress-free. For the first time in a decade, I can’t hear my neighbors through the walls, which is priceless. The community is clean, well maintained, and very dog-friendly. The units themselves are spacious, modern, and beautifully updated. I moved here four months ago, and it has been an excellent experience. The apartments are very spacious, modern, and clean. The amenities are outstanding, a super nice pool, a large and well-equipped fitness center, and a great clubhouse space. The staff is friendly and attentive, and they host fun resident events every few weeks. The grounds are well maintained, maintenance is always very responsive, and the new manager seems proactive and focused on making improvements. Lastly, great property and area for dog owners, with great walking trails. Highly recommend!

READ BEFORE SIGNING & VIEW PHOTOS AND VIDEOS I spent 13 months here at Provenza. The 13 months were enjoyable and it is a good place to live safety wise. There are quite a few “flaws” that you just get used to after living here . Gary and the maintenance team are amazing which is one plus. To start, when we walked into our apartment the day we got the keys there were multiple dead roaches on the floor and the place was overall dirty. After living here for 13 month there is a pest issue and I have videos of roaches and silverfish literally coming out of the cracks in the walls despite spraying the apartment for that 3 weeks in a row. The hallways are constantly dirty and the trash company that you pay $25 a month for will decide what they want to pick up and what they don’t want to pick u

Just wanted to give a big thanks to Danny Alvarez. He’s awesome—always ready to help, goes way beyond what’s expected, super careful in apartments, and extra thoughtful about keeping pets safe. He gets everything done fast and right every time. Danny clearly cares deeply about our community, and we could certainly use more team members who take pride in and care for the property the way Danny does. Palmaris Gateway is truly fortunate to have him. On the flip side, a few things that really need attention urgently: • The entrance road is constantly flooded with dirty standing water. It’s messy and hazardous. • Hallways need more regular cleaning. • There’s still a lot of dog poop not being picked up—maybe more signs or reminders would help? Thanks for looking into this. I moved into this community about 4 months ago, and overall, the property itself is beautiful. The grounds are well maintained, and you can clearly see improvements being made since the transition from Provenza to Palmaris. It truly has great potential and is very visually appealing. Unfortunately, my experience has not been the greatest. Since moving in, I have been dealing with ongoing noise issues from my upstairs neighbor. I can hear almost every movement especially heavy footsteps/stomping, what might also sound like running, or like furniture being moved. The noise happens throughout the day, but it becomes especially frustrating at night. Most nights, the noise begins around 10:00 PM, sometimes continues past midnight, and recently there were loud disturbances again around 3:00 AM.
