Palisades at Surf City

This apartment complex sends balances straight to collections with barely any notice. The collection agency called constantly so they say but couldn’t leave voicemails (apparently it’s against the law), and even threatened me with homelessness and that no other rental would rent to me. They also refused to provide written confirmation that paying would remove the debt from my credit report until after I paid. The way this was handled felt aggressive and unethical, not just impersonal. Future renters, be aware and keep detailed records—morals and decency don’t seem to guide their process. Just know what you’re getting yourself into especially when it’s time yo leave.

I love this place I call home! Palisades of Surf city have an amazing office staff that is always helping us with any thing we may need or just being a friendly face to chat with while I grab complimentary coffee from our community lobby! The pool open year round is a bonus for our family, our young boys love to swim! Grateful to be able to grill out and watch football poolside and have a short walk to our spacious apartment!!

I moved into this community in 2021 under the Evolve team, and the service was outstanding. Since new management took over, the customer service has noticeably declined. When I wanted to transfer from a 1-bedroom to a 2-bedroom (several were available), I was told I’d have to reapply, pay all new-tenant fees, and go through the full approval process again. I understand the need for credit checks etc.. it's a bummer there was no flexibility or incentive for a loyal, long-term tenant who has always paid on time. Many communities now waive fees and offer incentives to keep good tenants; unfortunately, this was not the case here. On a positive note, Shawn, the maintenance technician, is exceptional and has been since the Evolve days. He’s a real asset to the property.

I wanted to take a moment to say how much I appreciate the community here at Palisades — it truly feels like an extended family! I was also glad to see that the gym door was finally repaired this morning after being out of service for over two months. Thank you for taking care of that! I’d like to bring to your attention that the grills at both the pool and playground areas are in need of repair. These spaces get a lot of use, especially during the warmer months, so regular upkeep is important. The grease traps on the poolside grills are not being emptied frequently enough and may pose a fire hazard. In addition, the playground grills have not worked since I moved in. A monthly maintenance check could be a helpful solution to keep the grills safe and functional. I also want to recognize

Shawn was exceptionally good. Soon as he saw the problem he had it taken care of in just a few minutes. The actual problem was originating from the apartment above mine. Thank you Shawn for your quick response to this issue.
