Currently in a legal dispute over $2,900 in security deposit charges. They charged me for utilities after I moved out and provided photos of a different unit as 'proof' of damage. I have video evidence contradicting all charges. Renters beware. Not only do they charge excessively, they take advantage of their ability to enter units and enter the units under "mandatory notice of entry" to units that exceed their quarterly inspections per the lease agreement. I lived there for 12 months and they required entry to the unit for various "mandatory" repairs, inspections, fire inspections, etc 9 times in that 12 month period. I have been a resident since December of 2022, and my experience has been quite frustrating and disappointing. From the beginning, management demonstrated an unwillingness to take tenant concerns seriously. I repeatedly reported excessive noise from an upstairs unit—noise significant enough to cause dishes to visibly rattle in my sink. Management took no meaningful action until I provided video evidence. Even then, the problem never resolved. Instead, management informed the other tenant that the issue was likely my “sensitivity” and that I “wasn’t used to having someone live above me,” an unprofessional and inappropriate attempt to discredit a legitimate complaint rather than address it. If you’re looking for a cute, dog friendly well managed apartment complex in Meridian…. Check out Olivia! It’s has everything you need and it’s very central and convenient to pretty much anything you need. They are very quick and responsive to any requests that we’ve had. They also hold little tenant events which I think is awesome 😊 We are very happy to have found Olivia. Thank you Bri for making our move easy and welcoming and Thank you Chris for always being friendly and taking care of our place.

Honestly, I can't speak enough about how wonderful living here has been. Not only are they incredibly pet friendly, but everyone here is super kind. The property is very clean and well maintained. The prompt attention to any service request is above and beyond. And the residents are all incredibly kind, welcoming and helpful. I will absolutely recommend Olivia to anyone looking for an apartment or condo. Truly worth every penny.

We have lived here the last two years and absolutely loved it. Bri is a phenomenal property manager, the staff is incredible, and the place is so nice! Ethernet hard wired into every room, nice fixtures and appliances, wonderful hot tub and gym. And walking distance to Costco and some great food. Highly recommend Olivia Apartments and Townhomes if you are looking to rent in Meridian. 12 out of 10 would live here again.
