Old Orchard By the Bay

I have lived here for 3 years now and I absolutely love it. The management is very fair and extremely helpful. Whenever I have a maintenance request it is completed in a very timely manner, within a few hours or less, of the initial request. They keep the grounds safe in the winter as far as snow plowing and shoveling. In the spring, summer and fall the grounds are gorgeous with maintained lawn care and beautiful plants and flowers. I have always felt safe here, and I am a single woman. I believe that they try their very best, they just cannot please everyone all of the time. Rent is escalating anywhere you go, however, their rent is fair market value compared to some other apartment complexes in Essexville/Hampton Township.

Any of the positive reviews that they have is because they offer residents a discount on rent. Management is horrible they will gaslight you when you have any kind of issue. They have not had a new amenities in years but continue to raise the rent. The pool if/when it is open- you can’t swim in it because someone has allowed their kid to have a bowel movement in it so they have to close it for 24 hours to chemically clean it. - out of a 30 day period this happened 20 of the days. It’s gross. Or it just smells like urine around the pool area. How they can justify raising the rent with the same old crap is beyond me. People are allowed to walk their dogs right by your windows and not pick up their waste in the heat of the summer. How do you let your kids play outside with that? Don’

We have lived here for almost 4 years and we absolutely love it here! In fact, we just renewed our lease for another 18 months! Melanie is amazing. She makes sure everything and anything we need is taken care of. She is always so friendly and kind to us. They just put on a resident appreciation day and our daughter got school supplies and they fed the residents lunch. We love our community and are very happy here.

I had a tour with a lady named Melanie yesterday she was so nice and welcoming. She didn’t have any problem taking me around any of the complex that I wanted view she was very patient with me and open to all my questions. She seems like a very understanding person and I hope to vegan my journey in old orchard. I hope the neighbors has the same energy as her lol but overall every unit 3 of 3 that I viewed was really incredible so good job to the maintenance team out there

I've only lived here a few months and so far it has been an awesome experience. The office staff is amazing, Caitie is wonderful to deal with. She's very informative and made the whole move in process fun and easy. The maintenance staff is great as well and takes care of any work orders pretty much the day of or the following day. I have a one bedroom and it's huge, I love everything about it. The grounds are always kept up and they keep salt by the doors for winter. Being a maintenance technician at a different property myself I'd have to say that this property is definitely a nice quiet place to live. Very happy I moved here.
