Look literally anywhere else. My girlfriend lived in this complex for two years, and frankly, the only reason she stayed past the first was because she couldn’t afford to move elsewhere. Management is aware of financial constraints and clearly took advantage of that—like they do with many low-income tenants who feel trapped by circumstance. Let’s start with the condition of the complex: it’s old and poorly maintained. Infestations were a constant issue—cockroaches, carpenter bees, and wasps were everywhere. The exterior looked neglected, and the interior wasn’t much better. Despite this, they charged nearly $1600 for a one-bedroom, which is outrageous given the state of the units. Do not live here. I lived here for the last 2 years and it was horrible. They have a roach infestation and a carpenter bee infestation that was so bad during the summer I couldn't even sit out on my patio for more than 5 minutes. This place is also filled with so much mold it made me physically ill for the entire time I lived here. Maintenance was horrible to get into contact with most of the time. When my HVAC system started to malfunction, my boyfriend and I had to call THREE times over the course of 4 days to try to get someone to come look at it. There were multiple times when I was at the pool and maintenance decided it was the perfect time to leaf blow right next to me and cover me with dirt. Didn't say anything to me at all. I've lived here for two years. The only reason I'm leaving is because I need to relocate for work. I would stay if I could. My unit has everything I want for a good price. Most of my maintenance needs have been taken care of same-day. When my washing machine started leaking at 10pm, they had someone here in 20 minutes tops. The neighborhood is so quiet and well-maintained, the people are friendly, the location is fantastic. In addition to the mall, there are so many good places to eat nearby and the city is only 20 minutes away if that's not enough. This is a great place and I'll be sad to go.

My mom has lived at The Oaks at Gayton for over a year now and is thoroughly pleased with her apartment and the team. The apartment is nicely updated and the property is well-kept, quiet and very conveniently located. The team is excellent - the office and maintenance are very responsive, professional and pleasant. Very glad to have found this community!

Almost got run over by one of the workers on his golf cart. He was speeding on the sidewalk right next to where I was tossing my trash into the dumpster. Didn’t apologize for almost running me over or anything. Disgusting. Rent is raised to $1400 a month for this? Really?
