I’m not sure where these 5 star reviews are living but I can assure you it’s not here! In my lease agreement it still says Live apartments. Water coming in through the front door and the walls, they just painted over everything including outlets that don’t work because they didn’t bother to take the time to cover them first. I’ve been here less than 30 days and there’s been multiple nights of gunshots and fighting. The upstairs bedroom window was busted. I live in a “renovated unit” and it’s great from the pictures that they use of the model unit but yours will look nothing like that. The flooring was coming up the day I moved in, random holes in the walls and ceilings. I had to buy window units in order to not sweat being upstairs as it’s 10-15* hotter upstairs. I’ve lived here for the past almost three years and maintenance is abysmal there is no pest control that ever comes out I haven’t had a properly working refrigerator in over 3 months nor stove in over 5 months. There is no accountability from the management personnel from eakay property management if your primary method of payment is paying through the tenant portal and it fails for months your told this is the only way to pay then a new manager rolls along and then magically there’s another way to pay but your in the wrong because something not on you but the companies representative at that time. During my stay at the Oaks at Florence, I had the pleasure of interacting with an exceptional office manager who went above and beyond to ensure a comfortable living experience. She was readily available to address any issues and provided financial alternatives during difficult times. The manager also worked closely with Mantice to guarantee the quality of services in each apartment. What impressed me most was her personal commitment to maintaining a safe and secure living environment, which she achieved by patrolling the property herself. The Oaks at Florence is certainly a recommendable place to live, thanks to the exceptional efforts of the office manager Devon .

Stephanie is extremely unprofessional. I asked about pests before I paid my deposit, yet there are dead roaches on the floor in the apartment. When I informed her I wouldn’t be moving in she informed me that I couldn’t get my deposit back. I ask for a copy of the application and ask her to show me where it says the deposit is non refundable, she says “read it, I don’t have time to go through an application with you and I didn’t have to give that to you” I ask her again to show me something I signed saying it’s non refundable. 0 out of 10 will NOT RECOMMEND! Management is awful, maintenance is awful. The police are always being called. The parking lot floods EXTREMELY BAD to the point where you have to park so far down just avoid stepping out of your car into huge puddles of water. I’ve put in more than 5 maintenance requests for all the same things and nothing was done to fix it. I had to purchase my own window unit because it’ll be 70 degrees downstairs and 89 degrees upstairs. My unit has been leaking for the past month.
