I’ve been living at Niwa Apartments since August, and my experience has been really positive so far. The building is modern, quiet, and in a great location. My unit has been functioning well, so I haven’t needed to submit any maintenance requests, which I think says a lot on its own, lol. 🙂 Management transitions happen, but my day-to-day living experience here has been comfortable and smooth. The common areas feel well kept, and overall it’s been a calm, secure place to come home to. I’m happy living here and would recommend Niwa to anyone looking for a modern apartment in the city.

I've been waiting a really long time to write this review, and now that I've got *part* of my deposit back and I'm moved out, I can unleash all my feelings and warn others about Niwa. TLDR: AVOID RENTING HERE AT ALL COSTS!! Insecure building in shady area + unresponsive maintenance + scorching hot rooms with no ventilation For context, I moved from out of state to Seattle and wasn't able to tour any apartments, so I took a risk and trusted the stellar Google reviews of Niwa (not so stellar anymore now as tenants vent their similar frustrations). Boy was I in for a treat. The day I moved in the hallway AC was broken. It was a scorching 89 degrees on the 8th floor where I lived. I was assured it would be repaired asap. Update November 2025: I hope the new management company takes better care of this building, bc ORI forgot about it. The trash rooms have been ignored. There’s now a cockroach infestation. So gross. ________ It makes me sad having to leave a 1 star review of this building, bc the building staff are great people, but Ori is a horrible company to rent from. I feel the staff really are trying but their bosses have left them unsupported. Pros: -Friendly staff -walkable location CONS: -UTILITIES ARE UNETHICAL: The building recently switched to a more “fair” system - the RUBS system- of dividing the buildings total utilities by your apartments square footage & number of residents. I have a toddler, so that apparently counts as an extra full human. $190 for one month sewer?! $87 for water, $78

I hated how no one was doing a weekly or even a bye weekly clean of the trash room. It always smelled awful!! The start of living there in Oct. 2024 was great, but as it went on to spring and summer i kept my window open all the time because of the heat. Hope the new ownership takes it serious because its a newish building. The only thing i loved was the rooftop patio, with the firepit, and my Neighbors on my floor.

I see that the management company that will start managing this building in November decided to reply to my review. Note to AGM: I never mentioned you and I clarified that the building was CHANGING companies. I hope you are better at managing than reading. ===== If you are thinking about renting now (October 2025) this place is changing management companies and no one is taking care of this building : I’m seeing a huge number of cockroaches in the last week like I haven’t seen before and the hallways smell like garbage. I can’t wait to move out! Btw some of the good reviews like Donna’s review is from someone that doesn’t live here and then Bunny Bunny’s review looks fake.
