Mountain Valley Apartments

DO NOT GET A LEASE HERE. I'm utterly disgusted with how this management runs their complex. Upon early move-in, the apartment is trashed. PLEASE view the images attached. I have videos as well but they can't be added as google doesn't support them (how convenient). The flooring in the kitchen area has rips. The carpet is littered with stains and additionally has rips in the doorways. The back of the chair is destroyed by what we assume was a cat. The apartment is a mess. There are food stains on the walls. There's exposed electrical wiring near the washer and dryer. The hardware in the one bathroom, at least, is completely dismembered and detached. There's water damage beneath the sink. There's food in the freezer and fridge, containing raw chicken that went bad and milk that expired in Ap

I’ve lived here since 2019 and have no complaints! Spencer, Brandon & Grace have been more than helpful with anything I’ve needed (and I’m needy lol). There have definitely been some hiccups with the transition of management but they’ve adapted well, and I’m excited to see the changes coming up! Maintenance truly goes above and beyond to fix anything you need (especially emergency orders). I’ve had my bathroom ceiling flood due to the apartment above me and they have been there in less than 5 minutes (at 3am) and had it fully fixed within 48 hours. The amenities are always clean (pool, gym, tanning beds, club house) and they are always active within their housing community! I’ve really loved living here as a student and now a professional. The move in process went great. The staff is nice. The only issue I had was the condition of the room and not having furniture in my furnished apartment. The apartment was extremely dirty. The carpet was torn up in spots and covered in stains. The kitchen was filthy. The worst spot was the refrigerator. The refrigerator doesnt work. Both the fridge and the freezer had mold growing in it. I had to clean out the entire refrigerator with bleach. The bathrooms were also very dirty. One bathroom had dust and black specs covering the shower. The other bathroom had a very dirty floor. One bedroom had multiple holes in the walls. Property manager SPENCER LEE is a certified slumlord. My bedroom/bathroom/closet/living room ceiling was leaking(actually raining) from a neglected roof failure from July 2025-present day. SPENCER LEE lied to us from the start stating that it was a toilet leak from the vacant unit above(top floor). After a trail of lies and incompetency, no acceptable remediation was ever provided. I had to live with a friend until I could find another apartment because I was very sick from mold poisoning. If you currently live in building 5000 you will start to get sick too! Not to mention the contaminated rain water continues to run on various electrical outlets and cables within the compromised ceilings and walls. Accountability must be taken. The staff has been great. The promises of a shuttle running to and from WVU is a complete lie. There is no shuttle at all!!! We leased an apartment with Mountain Valley Apartments even though it was far from campus BECAUSE we were promised a reliable shuttle everyday running every half hour. I have leases for two freshman students attending WVU. The NIGHT BEFORE CLASSES WERE TO BEGIN FALL 2025 they let us know there would be no shuttle. DO NOT rent from this company if you expect any kind of response from their corporate offices. They are indifferent and unresponsive. They didn't even let their own leasing office know there was a problem till we found out about it. This speaks volumes about their operation and lack of integrity.
