Modera West Wash Park has been the best apartment community I’ve lived at so far. From day one, the experience has been seamless, welcoming, and genuinely positive. Jenniffer and Rachel were absolutely incredible throughout both my move-in and move-out process. They were responsive, kind, professional, and truly went above and beyond to make everything smooth and stress-free. It’s rare to find a management team that cares this much, and it made a huge difference during my time here. The maintenance team is incredible as well. Always prompt, friendly, and efficient, with every request handled quickly and thoroughly. I lived here longer than I should have. The only reason I stayed was because moving is a hassle - not because this building deserved the rent it charges. This place is marketed as “luxury,” but that word is doing a lot of heavy lifting. It looks great in photos. The pool is nice. The staff is pleasant. That’s where the positives end. The construction quality is shockingly cheap. If your unit faces Speer, expect constant traffic noise that sounds like your windows are open 24/7. Motorcycles, sirens, engines revving. It all comes straight through. You’ll hear neighbors closing cabinets, walking around, and using drawers as if the walls are made of drywall and hope. Edit(again): The blatant disregard of my multiple complaints and dismissing my suffering is disrespectful. After months of exposure I had a lasting cough for over a month until finally moving out, that was not dirt and your maintenance/construction crew know it. Had to update my review, my experience was great until problems with a leak above my apartment started. The team originally responded and "addressed" the leak by patching and painting the ceiling assuring me it was fixed. However it continued to leak into my apartment. Leaving a bucket out in my living room every time it is supposed to rain is not ideal or rushing home when it is raining to make sure my furniture is not soaked. Along with the stress I have had a hole in my ceiling for months and now there is black mold growing cau

From the initial communication/tour to move in, Victoria and the Leasing team was SO helpful. I was able to tour the available apartment and then had a flexible/seamless move in process. Best experience I have had moving! Everyone was so helpful, warm and responsive to any and all questions/assistance. Not to mention beautiful apartment with shared spaces and gorgeous views!

If I could give this building zero stars, I would. Over the past three months, my apartment has flooded multiple times and management has done absolutely nothing to fix the underlying problem. The last time my apartment flooded, the maintenance team closed the maintenance request I had submitted without even stepping foot in my apartment and then told me that there's nothing they can do to prevent the flooding from happening again. My apartment has obvious water damage and no one has bothered to properly check for mold, instead they painted over the damaged baseboards and told me everything was fine. I checked the A/C unit in my apartment on my own and found that there is mold there. While dealing with that, I also requested an early lease termination under their "Curve Ball Guarantee" po
