Modera Falls Church

I haven’t moved in yet, but I am looking very forward to it! Phillip has been so incredibly helpful throughout the entire process, starting with when I just walked in and asked for a tour one day. I didn’t have an appointment, but he didn’t hesitate to show me around anyway. He showed me many different apartments, and he was incredibly knowledgeable about the property. He, and other members of the team, answered every question that I had promptly while I was reviewing the lease terms, and they have been flexible with changes that I requested to make regarding the specific apartment I will be moving into. The apartments themselves are gorgeous, and I like the fact that I will be the first person to ever live in my new apartment, as I believe the building was finished being built in 2025. M

My wife and i moved into Modera Falls Church in August and only have good things to say about it. The complex is beautiful and the management team here, specifically Phillip, Jordan and Rashad, have been incredible. They always have great attitudes and work with us to solve any potential problems we may have. Management can make or break your leasing experience and we’re very pleased with the one we have here.

I regret choosing to live here. There is a serious design issue with the exterior air vent covers. Whenever it’s windy, the metal cover gets lifted and starts banging loudly. The noise travels through the ventilation system and gets amplified inside the apartment, so you can hear the noise anywhere inside the apartment. It happens day and night, any time there is wind. Just this week alone, I had four nights where I couldn’t sleep at all. Noise started when I move in about 2months ago. (At first few days I thought its my neighbor moving in at the same time, and Im out for a 5week vacation starting my second week living here, coming back the noise still exists) Management team were friendly, I contacted management multiple times. I have only lived here at Modera for a little over one week, but so far I am enjoying it. The property is dog friendly, but still very quiet and very clean (trash rooms are immaculate and cleaned out every day), and the residents seem respectful of the property and their neighbors. The units are beautiful, and have top tier appliances, counter tops, flooring, etc. The amenities are also very nice. They use a package delivery service that delivers your packages to your door, which I have to admit I was nervous about at first and unsure what to expect, but so far it has been excellent, and I've had no issues. The leasing and move in process was easy and straightforward. The leasing office went above and beyond to help me navigate the process and they were patient answering all of my question

I had one of the best tours I’ve had during my apartment search, which honestly hasn’t been easy. I had accidentally scheduled with a sister community and didn’t realize it until I arrived, but the team was kind enough to fit me in last minute and still give me a full tour of the property. Shaimaa was warm, patient, and very knowledgeable, and she took her time walking me through everything and answering all of my questions. Everyone I came in contact with, including the community manager and concierge, was extremely welcoming. I genuinely felt a sense of community even as a visitor, which really stood out to me.
