In 1994 Mark Saunders built our 1st home at Holden Beach. We lived 250 miles away & visited the job only 3 times during construction. We were so pleased & our confidence level was so high, that in 2001 Mark Saunders built us a highly customized ocean front home. The Project Manager was in constant communication, paid attention to detail and finished the home on time. In 2004 I sold my business in Virginia & moved to Holden Beach to work with Mark Saunders Homes. I am in the unique position of having seen the business from both sides; both as a client & from the inside as part of the team. Mark Saunders builds the most structurally sound home, with a high level of detail, utilizing long time quality subcontractors, great client communication, continuing service, and completed on time.

As a retired Army Colonel, I am especially particular about the work done when building or renovating a house. In the case of Mark Saunders, extra care was taken to ensure that everything was done according to our desires during our extensive renovation, that each and every part of the contract was met or exceeded, and that all building supplies and equipment were of the highest quality. Our construction supervisor, Rick Nelson, was EXTREMELY accommodating, and was always careful to ensure our renovation was done properly. Mark Saunders was always amenable to making changes to the plan without extensive fees, and ensured the final product was of the highest quality. Everyone at Mark Saunders Luxury Homes was professional and easy to work with. Building a new home is stressful but we felt like we were being taken care of the whole time. Easily - this is the best house we have ever lived in! Highly recommend working with this builder team. We feel like we are on vacation every day!

Sure the communities of Mark Saunders are nice, but stay clear. Every single resident who chooses to build with anyone but him with have heart aches and problems. Very shady guy and not budget friendly. The ARC guidelines are extreme! Read the guidelines before you buy the lot! If your on a timeline with your build, added a few months because they will kick your plans back to you and make you do so many corrections and add more cost to your design. Then, you have to wait again before their next meeting. Be prepared if you buy a lot and build with other "non preferred" builders. YOU WILL HAVE MANY CHANGES, ADDED COST TO YOUR BUILD, AND A SEVERAL MONTH REVIEW FOR YOUR BUULD APPLICATION. ASK THE RESIDENTS.

They deliver an outstanding product. We live hundred of miles away and trust them implicitly to complete our custom home with every attention to detail.
