If I could leave a lower rating than 1 star I would. We had multiple issues here. Not only did they charge us 2x the legally allowed limit to move in and then argue with us about it for months until we finally asked an attorney to get involved, they also refused to credit it to our last month of rent or do anything helpful with it. I have called 5x in the last week since the snow storm in Frederick because my car was covered in a sheet of ice. The parking lot looks insane. Tonight, after calling 5x and asking for assistance, my wife (who is 9 months pregnant and due today) had to call 9-1-1 to ride in an ambulance. After calling the apartment emergency maintenance line 9x. When he finally called me back (we’d seen him on the property only minutes before) he informed me that he was coming.

Joe the maintenance guy was very rude to me and this wasn’t the first time. When we moved into the property it wasn’t well cleaned. Let’s start from the sink in the bathroom. That sink was clogged and I decided to clean it out myself and that’s when I found a lot of hair stuck in there. I took videos of it but my fiancé didn’t want us to create any problems so we ended up not showing it to you guys. The living room had a dead bug just laying on the floor chilling and again we didn’t complain. Let’s talk about the washer and dryer not well cleaned had stains on the outside no complaints. There was a dirty rug inside the washer again no complaints. Basically whoever cleaned the apartment before our move in just did whatever they want and got away with. We have been at Magnolia Haus close to 2 yrs now and have nothing but positive things to say. We love our apartment, quiet building, and all of the amenities. We have no plans to move unless we leave the area. Friendly staff, and great maintenance team. They are always responsive and take care of any urgent or non urgent requests pretty much immediately. If they are super busy they always give us an ETA and keep their word. Joe recently came in and replaced our thermostat within 30 min of me placing a call. Couple of months ago, we needed a new microwave which was also promptly addressed and replaced. Joe is also out there clearing snow off the sidewalks in the middle of snow storm, and bitter cold weather or clearing trash bin area, etc. Other staff members are hardworking as well and we

If you are trying to get into a place efficiently, I WOULD NOT RECOMMEND THIS PLACE! I did online research and knew ahead of time I would like to move in to this place. After scheduling a walk-thru, I said I was ready to pay and sign. A collection appeared on my file they said I needed to rectify first; easy. After paying the collection off, I looked to proceed with the process. Every time I would be told “we will send it up and get back to you”. Instead of consistent, efficient service, I would be calling daily for updates and being told a decision hasn’t been made. Mind you, I’ve already disclosed to them that I’m on a timeline and I need to move in as soon as possible. I would call and no one would answer the phone (unless Todd was there. Adding a star for the prompt response to my comment. Thanks Carl. ---- I wrote a great review after some time of moving in. It still is a beautiful property in a beautiful area. Where I am utterly disappointed is the security deposit return. I moved out in August 2025. Received my final utility bill in October. It is now January 2026 (!!!) and I have yet to receive the check. Countless calls and emails left unanswered, and I am shocked by the treatment I am getting. I highly recommend you choose the month-to-month security option if you are unsure if you will be living here over a year. Nevertheless, I remain kind and patient for the day that I get my money. I would take this to small claims but it is extra energy that I do not have to give at this moment.
