We would like to thank very much Allison Longworth of Longworth and Associates Appraisals of Deale MD, for their fine work in sharp detail of our home. Allison was very thorough in detail all the positives and some issues with our house and property that can effect it’s value. Her knowledge and experience was duly noted and helped us look with a buyers eyes what sellers most commonly overlook. Once we made a few improvements, our final appraisal improved $45k due to her guidance. The comps show homes in line with our home. Ms. Longworth could not have been nicer and more responsive. She contacted us immediately to schedule our appraisal and was able to accommodate the appointment around our schedule. She called 15 mins prior to her arrival and arrived in the earlier part of her estimated window of time. She was very professional and kind through the walk through. Her appraisal report of our property and the comps was accurate and very fair. We could not have been happier with how it all turned out.

Ms. Longworth lowballed the appraisal on our home. Her comps were completely erroneous. We live in 21401and she chose a comp in 21037. She also chose another comp that was nothing like our home on a much smaller lot. When I disputed her appraisal, she refused to make any changes. I have noticed that she regularly gets complaints about lowballing property values. Her answer always seems to be that the homeowner is “whining” and she is right. I urged our lender not to use her the future. She needs to retire.

Pros: prompt return on the appraisal Cons: the comps she pulled were not comparable to ours resulting in an almost 20k difference which significantly impacted our loan to value. Oddly, we have had 5 home sales in our neighborhood in the past 2 years but none of these homes were used as comps. Comps were pulled from other cities. Very strange. When we challenged the appraisal, Ms. Longworth was rude, dismissive, and unprofessional. Her reviews speak for themselves, only wish I had read them before allowing the loan company to use her.

Completely Incompetent based on facts. Normal appraisal procedure is to use one comp with less sq ft, one with about equal, and one with less. On a 1420+ sq ft house Alison used all three less one at 884 sq ft and one 1,000 sq ft! Never seen an appraiser use a comp that low. Also, renovation done to make 3 bed 2 full bath as that is the most marketable. Alison used (2) 2 bedroom 1 baths. Could not see the house had soffits and gutter from her own pictures. Said original wood siding when it was almost new vinyl. Said no renovations in bathrooms when we spent thousands of dollars putting in upgraded double vanities, new flooring and fixtures. Looking into prosecuting. Saying staying away is not strong enough. She is stuck in the 70’s and even realtors know how poor she is at appraising.
