Live Oaks at Killearn

DO NOT EVER LIVE HERE!!! We have lived her for a year and our lease is up thank goodness. When we first got our apartment the floor was coming up in the kitchen where the DISHWASHER is and the dishwasher wobbles and was not put in right. They did not paint or remodeling the apartment as well in my daughter's room. Black MOLD is in my bathroom as well as in my daughter's bedroom closet in the left hand corner . We have put multiple WORK ORDERS in and they do say completed but never got the job done. This past weekend 3/7/2026 me and my husband were moving stuff out and were gone into town for storing our belongings. My neighbor called and stated " that someone was in my apartment" and my apartment was LOCK when we left. I stated "that NO one is supposed to be inside." After I got off the

Management doesn't have a clue how to maintain an apartment complex. Judging from the comments left here, they could careless. I just backed into a railing that is flush with the club. Who was the rocket scientist that thought that up? No, I don't have a backup camera. They also installed speed bumps that were intentionally designed to damage your car. Even at a complete stop I scraped the bottom of my other car which is a BMW. They have since adjust the bumps. You still have to come to a complete stop every 100 feet. Speed humps work better. Many people double park or park their beaters at an angle here. Enjoy trying to park in this mess. The inside of the apartments are in need of repair. I am so happy I don't live here.

The tenants in unit 803 are EXTREMELY loud, banging on the floor all night and into the early morning hours. This is not normal apartment noise—it’s constant, aggressive, and completely disruptive. I have called the leasing office multiple times to complain. Nobody ever answers. I’ve left messages that are never returned. The office is basically invisible unless it’s time to collect rent—then suddenly they know how to communicate. Maintenance issues don’t get fixed, complaints are ignored, and there is zero accountability. Please do not live here my biggest regret!!! I wish I could give this place a 0 by far the worst place I have ever stayed. When I moved in there’s no blinds, the place was completely filthy, dirty walls, dirty floors everything broke and dirty. The property manager credit me $200 because the unit was filthy please see all images of proof. I filled out the inspection condition form of the unit, and as you can see everything I listed on here was horrible about this apartment and when I moved out recently they charge me for everything that was there prior as you can see on the inspection form and final statement have same damages charging me 1154.
