I would give zero stars if that were an option. If you are considering refinancing or getting a second mortgage, I strongly recommend not using Ladera Lending. Our loan officer was Ashton Aaron. This was my husband’s and my first time refinancing or pursuing a second mortgage, so we relied heavily on his guidance as the “expert.” We began the process on November 5, 2025, and from the start, I did everything Ashton asked of me in good faith. I paid $615 on 11/08/25 for a home appraisal. On 11/22/25, Ashton told me we needed an additional rental property analysis for $175 because we rent out our home. Then on 12/04/25, he advised me to pay down two of my husband’s credit cards totaling $900.80, stating it would help improve his FICO score. Not only was this financially difficult for us, but
