Absolutely horrendous experience. This guy came out, just took pictures inside the house and didn't even look at the land. Have over 96 acres and he didn't use the back 40 acres because he classified it as "excess land" even though its on the original loan and I pay taxes on it. He used comparable houses that were way past the range he said he used so I couldn't fight it with other comparable homes. He listed parts of my house incorrectly. Its a manufactured home with two sections. He has it listed as 1 section. If you want to get screwed on your appraisal, use this guy. He says he has 50 years of experience and he does stuff other appraisers won't, like not using all of your land for the appraisal. This was absolutely pathetic. Would not recommend. Was retained for a VA refinance appraisal. He appraised our house as a 2 bed home and even after providing a copy of the original purchase appraisal and county assessor legal description showing it as a 3 bedroom, wouldn't provide a corrected appraisal report which in turn drug out the refinance for several additional weeks and shorted the true appraisal amount. He appraised the house next door to us at 100k more just 4 weeks prior to our appraisal. Both homes are similar in size and were built by the same builder and we have twice the land and a better lake view. He actually used that house appraisal as a comparison on our report.

I had a great experience using Ken Colley & Assoc. His quote for the appraisal was fair and unpresuming. As well the staff was kind and attentive. Mr. Colley arrived early, which was great for me. He was fast, thorough and made what was thought to be a stressful need into an easy experience.
