James River Flats

Due to me having children Outside appearances of a neighborhood means alot to me especially income based apartments. With that being said, JRF is definitely top tier! The units look great on the inside. I've been living here for about 5+ years now & I've never had any major issues within my unit or neighbors. The women in the office are very kind, helpful & professional. Work orders are always handled in a timely manner & I love the community activities they plan for the children.

I've been residing here for 4+ years and have always encountered courteous and professional attitudes from the staff, to include maintenance, since my move-in and thereafter. If I have ever needed help within my unit, or information explained to me regarding paperwork, the office staff takes their time to ensure we are all on the same page. If I have any issues or complaints for issues within my dwelling, it has always been handled expeditiously. I enjoy stopping in and saying hello, as I always get a friendly greeting back---even when they are busy. The ladies in the office are hard workers and deserve more respect than what they are given.

I personally think this is a great place to get started. For the most part the neighborhood is quiet. I like that they do community activities with the kids and have a community room. I haven't had any issues with management. Sharmaine and Wanda are cool, down to Earth, and respectable. If you mind your business and keep out of drama, this is a great place. Cleanliness is key.

Stayed here for almost 3 years .. You get treated like a child always being told what to do and when to do it ... They have inspections once every 2 months and at the end of the year it’s like 3 or 4 within 3 months.. No privacy at all !! And to make things worse the neighbors tell every little thing you do and the next day you WILL have a note on your door especially if you stay on Hawkeye court .. These are based off income so if you don’t have a job or stop working they’re definitely gonna pick with you !!! They want you gone if you’re not bringing in any money .. the only good in this place is that it’s little to no violence .. The worst thing that will happen in the neighborhood is probably a argument .. I don’t recommend any moving here unless you REALLLY need a place to stay . Ive

My experience over the last 4 years has been great living in James River Flats Apartments. The ladies in the office are always pleasant , helpful, and friendly to my kids and myself.
