Holland has repeatedly cut corners to save a buck in our building in Denver. Elevators are constantly breaking down, with tenants getting stuck. Our pool had a massive overhaul at the hottest time of year and the outgoing manager made sure it happened as he left. It then took about 4 weeks to complete due to Holland's cheap strategies. The hottub has had ongoing issues for the last 4 months. 2 of 3 grills were unusable for over a month, not to mention they're NEVER cleaned and parts are busted up. While these are certainly first world problems, we pay a premium for the building amenities and couldnt use them, but were still paying the water, electricity and gas for all of these. Do NOT move into the Sabine apartments!! The pool is always closed due to glass and parties- management does NOT care. The trash is all over the place, and it's not even fully open, so it will get worse! You pay for the utilities in the clubhouse and fitness center- which is ridiculous, especially if you do not use them. They do NOT tell this when going over the lease. You have to pay for parking, and the parking lot is not even big enough for half of the tenants You have to pay for your package lockers Dogs barking all day and night is big here- management does nothing You're not supposed to smoke in the units- people do- management does nothing! This is the worst place I have ever lived!!! I want to move out of this dump so bad, due to all the parties, trash, smoking, getting woke up a

Ritz came and saved the day when I had a plumbing issue! She was so responsive and kind! Give this girl a raise!

Just want to say how pleased I am w/ you guys. I was skeptical bc I was fond of the other management team at my complex. But the warmth and kindness of Kelly, Caprice, Patricia and Obed really impressed me. They are all so accommodating, helpful and so so nice. Thank yall for making this transition easy on your tenants. Yall hire great people and are already fixing everything. I’m very impressed.

Avoid living at any Holland Residential property. The properties are poorly managed, with inadequate and virtually non-existent management. Even the DMV offers a better experience than Holland. The rent they charge for the dismal upkeep of the property and their treatment of tenants is outrageous. These properties are absolute dumpster fires. If you do, expect the following: -Disgusting and dirty corridors -A complete lack of cleanliness throughout the entire property -Unresolved maintenance issues -Inconsistent essential services like A/C and hot water -Poor communication (if any) and dismissive management -A lack of accountability for tenant concerns -Garages that have never been cleaned or power-washed
