So many issues here! Absolutely no insulation, I can literally hear my upstairs neighbors peeing. When they just walk around it sounds like someone stomping, you can hear them cutting their vegetables, it’s the worst insulated place I’ve ever lived! If that’s not bad enough the management is absolutely atrocious! They go through management like water and each worse than the previous! Our latest manager has absolutely no business in customer service position, she’s toxic! But wait, there’s more! They have constant construction going on and we are talking for half a decade now with none of it ever seeming to be completed. My favorite place I've lived in Boise!! Husband and I moved here to get away from a Tablerock-managed property. We were hesitant from the reviews, but the price and location were great and we needed somewhere dog-friendly for our new pup. The apartment was sturdy and no-frills but had a ton of storage and big closets. There was an initial hitch moving in because it wasn't ready when they promised it would be, but we chalked that up to the previous manager who was replaced soon after we moved in. The new manager, Sienna, is very communicative and helpful. Any issues we had were fixed right away by the onsite maintenance guy. The property was beautifully maintained. Beautiful location, kind and wonderful neighbors. Poorly maintained aging apartments, unethical, neglectful property management company. April 2024, HSA management invited residents to post a (positive) google review for a chance to win a 65 inch Flatscreen TV. It’s my understanding that this is what drives many positive reviews, coupled with the fact that tenants on month to month leases may be afraid to speak up for fear of receiving a 30 day notice to vacate. Serious maintenance needs often went inadequately patched or unaddressed. Quality of life/quiet enjoyment of premises under the lease agreement was affected. One elderly man had a bathtub fall into their unit in Building C. One waited years to get their chimney cleaned- a fire hazard , and another elderly person died there r

I was waiting to leave a review until after my deposit was returned to me, but seeing as the deadline has passed and my emails/voicemails are not being returned why wait? Such a disappointing end to a relatively disappointing stay. They have a very difficult time keeping staff members. There is no safe way to deposit rent checks other than sliding it under the manager's door and hoping they find it. The location and proximity to the foothills is really the only redeeming factor of this apartment complex. I had a pleasant experience for the first few months of my stay a year ago, however, this quickly changed due to difficulties with communication and so many maintenance issues. My water heater broke during the coldest week of last year (-7 degrees) and it took them a full week to fix it.

There are a lot of negative reviews here, however, I have been here for just under 1 year and have greatly enjoyed my time here. The unit: The floors and carpets seem to have been replaced in my unit very recently, likely within the year prior to moving in. The master bedroom is plenty of space for 1 and had a large walk in closet. The windows are huge in my room and let in wonderful amounts of light. Insulation must be pretty good because I don't have to turn my heat on until December and turned it off in early March and my summer electricity bills with AC were not unexpectedly high for the temps. I can very occasionally hear some upstairs activity, though I would not say that it's disruptive to me. The internet is included in rent and works well. Kitchen and bathroom fixtures are still
