HERITAGE MANAGEMENT SERVICES, LLC

Absolute awful management company. The incompetence of the owners is outstanding. They are quick to send out fines for absurd things, but when you need something fixed, they are nowhere to be found. Our parking lots got redone and they never replaced the asphalt hump in front of my garage, so every time it rains my garage floods. We contacted them about this, and it is now six months later with no answer. They hire bottom of the barrel companies to do their maintenance work, for example their landscaping company is awful, and the homeowners end up paying the price. They also like to fabricate lies about the homeowners when they get complaints from other homeowners. HOA fees are though the roof, and they have nothing to show for it.

Heritage Management LLC has to be the most poorly run management company in Westchester and Putnam. They have no idea what is going on at properties the serve. The owner Kevin Cullen will lie to your face without hesitation. They invent projects so they can charge an assessment without showing homeowners any costs or contracts. We pay more and get less. The boards are no longer the owners advocate they take their marching orders from Kevin Cullen and the owners get screwed every time. Wake up people , you have to get rid of Heritage "Mismanagement" to save your community and the value of your homes....

I want to commend Tiffany Butts, our property manager, for going way beyond. I texted her regarding a sprinkler problem on a weekend. Monday morning she notified me that she contacted the irrigation company. When she realized that company was not coming to fix the problem for some time, she came to our property and, working with the company online, managed to locate the problem and fix it even though she was working out there as it got dark. I was very much impressed by her and her dedication.

Horrible nasty people. Especially Karen Jahn our “property manager”. No management skills, completely incompetent and harasses homeowners on behalf of condo board of managers who cant follow bylaws and state laws. She has drained our operating funds of over $50,000 in attorney fees to sue homeowners as if it’s her own personal checking account. Disgusting.

Current resident of HOA managed by Heritage. The owners, Kevin and Laura, and completely unresponsive. We notified them of siding damage in June 2024 and still have no resolution. I have followed up with them over a dozen times. Only hire them if you like to give money away out of the goodness of your heart.
