Absolutely Amazing Place to Live! Living at Grapevine Villa in Delano, CA has been such a wonderful experience! From day one, the staff has gone above and beyond to make this community feel like home. A huge shout-out to Michelle and Alicia in the front office! They’re truly the best! They’re always so friendly, helpful, and professional, and they make every interaction easy and pleasant. You can tell they really care about the residents and take pride in keeping everything running smoothly. The maintenance team also deserves major recognition! They respond to work orders quickly and always handle requests with a great attitude and top-notch customer service. It’s rare to find a team that’s this reliable and dedicated. A Wonderful Place to Call Home! I can’t say enough great things about Grapevine Villa! From the moment we moved in, it has felt like home. The property is always immaculately clean, beautifully maintained, and incredibly peaceful. The amenities are top-notch and truly make everyday living feel like a resort from the pool to the fitness center, everything is kept in pristine condition. What truly sets Grapevine Villa apart, though, is the amazing management, especially Alycia. She is by far one of the most professional, responsive, and genuinely caring managers I’ve ever encountered. Alycia goes above and beyond to make sure residents feel valued and heard. We have been very pleased with our experience living here for the past two months. The property and grounds are extremely clean and well maintained. (Except for the pigeons nesting and roosting along the eves and leaving their messes on the walkways and windows.) The complex is quiet and we feel safe. We have come to know and love Alycia and Michele at the front office, as well as Jesus and Andres in maintenance. Alycia and her team are kind and professional and truly seem to care about the tenants. One thing that we didn't expect to enjoy as much as we have, are the events that are held here at the complex. They add a nice touch.

My stay here at the Grapevine Villa was a great experience. The Manager and staff go above and beyond to make sure my stay was as pleasant as possible. They are honest and highly professional, they truly care for their tenants. I would highly recommend the Grapevine Villa to my family and friends.

⚠️ Unfair Deposit Withholding & Questionable Practices — Know Your Rights Review: I lived at Grapevine Villa from 2023 to 2025, and unfortunately my experience with the management company ended on a very disappointing and legally questionable note. Upon moving out, I was told I would be charged for damages caused by a previous tenant—damages that the prior property manager acknowledged were not my responsibility. I was assured at the time that I “had nothing to worry about.” However, after I moved out, the new management withheld my entire security deposit and sent me a bill for additional charges related to these same damages.
