Would never recommend this company to any lenders or mortgage companies. Report was turned in 3 days after due date. Appraiser Dan Gilbert, is very unprofessional and because Of his lack of response time we had to push back our closing 3 times costing our buyer more money at closing. When we spoke to him about it he said “that is not my problem” . He requested a foundation inspection, which we provided, and a 4 point inspection, which we also provided. We addressed the issues on his report and he went out to reinspect, and everything was fine. After accepting the 4 point inspection initially, he later turned around and told the mortgage company that he doesn’t accept the the 4 point inspection report and that we would now have to get a separate roof inspection, mind you we provided these i

I would NOT recommend using this Appraisal Service. We requested an appraisal for my in-laws home in Lily Lake Subdivision in Frostproof, Florida. They have an almost 1500 square foot, 3 bedroom, 2 bathroom modular home that was built in 2000 and was part of the 4th phase of the development. This Appraisal service used homes that were much smaller in size - some built 8 years earlier and several were in the first phase of the development which have much smaller lot sizes as well as square footage that was half the size of my in-law's home. After speaking with the Appraiser, she did adjust the figure up very slightly - but not even close to the recommendation that the realtors in the area suggested that we list the home for. They were very dismissive and condescending of our concerns.

My appraiser was very knowledgeable of the area, detailed in asking many questions because our property was unique and custom. The appraiser was very open to various input but I felt she knew the area from years of experience and was very objective and spot on in her evaluation
