Disappointed by Escrow Handling and Poor Communication During Refinance We purchased our home in January 2023, and initially, our experience with Freedom Mortgage was fine. However, by the end of the year, we received an $8,000 escrow refund due to a recalculation. While that refund was helpful for our family, it raised questions when another lender pointed out that our property taxes were not currently included in our mortgage. After contacting my township, I learned that the prior owners had been exempt from property taxes—but we are not. This exemption was removed when we purchased the home, and property taxes were originally included in our escrow. I was confused as to why they were later removed. I recently paid off my mortgage loan with Freedom mortgage. I noticed on my electronic Payoff quote letter, it showed my former address which was never my mailing address when Freedom purchased my loan. I contacted them and asked for all mailing to reflect my property address, which is what reflected on their mailing address on my loan communication and statements. I got another electronic letter notification about my loan documents and once again, it showed my former address. It had my Deed attached and transfer of trustee document. I was told they never physically mailed out the letter and the documents. I escalated the call and the supervisor told me the reason they had my former address was due to it being on my loan origination documents from Dr Horton. I said, how do you just

Whom they push their main target on to boost their poor reputation. They do not return calls or emails at all let alone in a timely manner. You'll bounce from person to person bc loan officers only sell the dream then leave you to figure out to navigate the rest. The call center sounds like fraudulent individuals as they really do not have knowledge or interest of the buyer or homeowner. Freedom mortgage has lied to me about being able to refinance and ran my credit and ruined it and sent me through a whole process as an employed person for 7 yrs on my job only to tell me no and nothing has c

Do not do business with this company. I have been a loyal customer for 8 years, and have never missed a payment. I set up autopay, which they claim never happened. This caused my July payment to be late, with no email or phone notification (though they lied to the CFPB and stated that they did - I have verifiable records that prove they did not). So now I have a 30 day late payment on my otherwise spotless credit history that they refuse to remove, doubling down on their version of the story that is verifiably inaccurate. We are currently house shopping, and there's no way I'll be using this mortgage company if this is how they treat their customers.
