We purchased our home in June. Love the community and the staff. Very honest service with a "client oriented attitude" despite the limitations imposed during the COVID-era. This might end up being our forever home.

I moved to Lugano from High Springs about a year ago to be closer to friends, events and shopping. Emmer development, particularly Shelli Manassa, made the buying process easy and painless. You get a manual for your home that details all of appliances, paint colors etc for easy reference. Mark, Ashley and Sydney have also been easily accessible for questions and solutions. I am quite happy with my home and glad I reside in Lugano!

The craftsmanship is poor. After a year our floors are buckling, and this is a common problem among residents. We’ve had many issues since we moved in, and some we chose to repair ourselves because they couldn’t manage it the first time. In addition to their poor craftsmanship, their subcontractors blast music 6 days a week at all hours while they work, block your driveway, and leave nails and scraps around that damage our tires, as well as trash that blows all around our yards. (Emmer “takes care of it” and the music and vehicles are back within a couple of days) We pay for “lawn service” but I haven’t seen anyone at my house in almost two months, and they do a poor job when they do. I bought my house 4 years ago in 2017 and was promised in writing that the resort style amenities would be completely by 2019. It is now 2021 and still nothing. Questions sent to the sales team or the development are always told, "it's coming." At our only ever HOA meeting in January we were told that basketball and tennis courts would be completed by the summer. No work has even been started on them. Beyond that, they sell you your house with the promise if front yard maintainence included for the $90 a month HOA fee, but what they don't tell you is that maintainence just means cutting the grass in your front yard. If plants die or mulch needs to be replaced or weeds taken care of, that is all on the homeowner.

They decided to block me on Facebook and social media. This neighborhood is charging $210 HOA a a club house that’s only opened on the weekdays 8-5pm And closed on the weekends. Unless you rent it out for 350 on the weekends on top of your $210 a month. Half the neighborhood grass looks horrible from the lawn care service they’re providing. I’ll never be able to use the club house because i work a regular hour job and they don’t seem to care. Now let’s talk about the houses. You’ll get un matched crown moulding. Holes in your roof and ceilings, your floors will be lifting, your tiles will be cut crooked, and they’ll take forever to get it fixed and do the right thing because they don’t want to own up to their own mistakes.
