Management company is great, and friendly, accommodating with requests, errors. I lived here for 5years, and it has been great. Current management company (Thrive) helped me fix an issue with my utilities bill (I was being wrongfully charged for an extra occupant for more than 12 months). They went above and beyond with communicating with Utility company and credited the extra charges back to me.

It took a while since we are down to 1 maintenance worker, but as soon as I called Dave he was up in an hour and had my sink unplugged and garbage disposal working he did a great job, thanks maintenance Dave. I wish the elevators would stop breaking down, the AC in hallways and elevators worked. It took a year before I was notified there are building “utilities” so I was hit with an 1,800.00 bill last January. On our third manager in just over a year, the owners and Kelly from “thrive” need to informed of these things, make sure to ask questions before moving in there are leaks from pipes, the waterfalls didn’t work all summer, the fire pit up at the pool has not worked since I moved in December 6 2023. Absolutely not worth what they're charging you for!! My partner and I have lived here for 7 months and have had construction going on above our floor for the pool for 4 MONTHS now, with 2.5 more months to be expected after they told us it would be finished in September. (update as of 11/21, it’s now expected to be completed in spring 2022 after we move out so we’ll not have been able to access the rooftop pool for the entirety of our 12 month lease). It's also been EXTREMELY loud and we work from home creating video content, so we can't really use any working spaces provided, which has made our lives a living hell. Front office staff are quite unhelpful and don't seem to care much. They've hardly offered compensation and refuse to let us out of our lease even though we’ve expressed to them

This building drives me insane. If i could do it over i would choose a different building but moving at this point isn't really an option. - Something is always broken - we've had elevators down for weeks at a time. One of our garage doors has been broken for over 4 months so there isn't enough parking spaces leaving me to often have to use street parking (they haven't given anyone any credits though we are all still paying full parking garage prices ://). Gym equipment has been known to be broken for weeks at a time and there are no (or very sporadic) updates from management - We have a small package locker but when that gets full they put packages in a locked overflow room that only management has the key to. I will continue to rate them 5/5, even better now with the new management, who are awesome. We had a few money things from the last management company that they not only handled, but did so efficiently and not with my having to put up a ton of various payments to manage it. They were thorough, detailed and communicative which is amazing when it comes to money and rental costs. Our door split the other day, and they were hanging a new one within a few hours. Thank you to all the elm row team and esp their maintenance guys who are amazing! I appreciate it and it is why when we moved across the country, when we could come back to Portland, we came back to Elm Row.
