Eddy on the James

I’ve lived here for over two years and love it! The community events make it easy to connect with neighbors, and the pool area is always clean and a great place to relax. The staff is friendly, and the whole community feels welcoming and well cared for.

Lived here for a year and I really think it’s probably the best apartment complex in Richmond! Really well-managed, great amenities, maintenance is really good and prompt, and the staff are super helpful and kind. Sarah has been extremely nice and helpful from the start and overall living at the Eddy was a great experience. Didn’t have any negative experiences here and that’s pretty rare for renting in Richmond lol

My husband and I had a wonderful tour with Elena! She was very professional, knowledgeable and made us feel right at home. We loved the pool deck and ample amenity spaces!

I’ve been living here since September 2024. The building’s fire alarm rings way too often. It’s been 4 times now. Imagine you’re peacefully sleeping and you’re woken up by the building fire alarm ringing loud as hell at 2 am. Everyone evacuates the building in the middle of the night with their pets and everything for the alarm just to be triggered by things that aren’t a fire or a big threat. The management has been proactive about explaining why the alarm rings that often, which is great and shows that they care, but the bad news is that there’s nothing they can do about it because it’s the way the monitoring system works. Aside from the fire alarm, the apartments are a 9/10.

Eddy on the James is the best apartment in Manchester. My husband and I really enjoyed living here. The cars are kept safe in the covered parking lot and they are watched by security guards. We enjoyed all the community events and the amenities they have to offer. The office manager and other staff are great and very responsive. Our favorite part was the location and the close walk to the river. Overall the experience has been great.
