Dwell 2nd Street

Just moved here about a month ago from FL. The entire office team, especially Joseph (the best property manager i’ve dealt with), and the maintenance team have been nothing but amazing. Everyone is so kind, the apartments are great (decently priced, large, beautiful, basically soundproof, and clean), and the area has a lot to offer. Would recommend to anyone looking in the area!

I’ve been a resident here since the very beginning — I watched the pool being built — so I’ve seen a lot of leasing and maintenance staff come and go over the years. The leasing office staff seems to turn over about every couple of years, which makes consistency and communication difficult at times. That’s why I really appreciate the maintenance team, especially Jeff S. He’s been steady, professional, and respectful from day one. He’s timely, gets the job done right, and always follows up to make sure things are fully resolved. The consistency and reliability of maintenance have been one of the few constants here, and it’s made a big difference in the resident experience. Joseph made the entire experience feel comfortable and exciting rather than rushed or transactional. It’s rare to meet someone who truly enjoys what they do, and it shows in how he represents the D-Well. I genuinely appreciated the opportunity to tour with him and am grateful to be able to give him such a well-deserved review. Joseph is a true asset to the property.

I’ve lived at Dwell since the 3rd building was built several years ago. Considering the issues I know friends of mine who live in the city face at their apartment buildings and issues I have faced in the past, I would ultimately recommend Dwell as a great place to live in Philly and have referred several people who have moved in over the past few years. I've lived at Dwell for several years now and the first couple years were OK. But in the last 12 months, I've had numerous issues and both the property manager and the regional property manager have been unable to adequately address them. The most pressing issue is that construction debris from their new building is falling onto the driveway that leads to the parking garage. Myself and two other residents found screws stuck in our tires, which cost us time and money to fix. I have brought this to management on four occasions - in August 2025, December 2025, January 2026 and now in February 2026. Each time they indicated they would have staff out there with magnets to pick up the debris. That clearly hasn't been the case. The 30+ screws nails and other debris that I cleaned up would sugges
