Very poor workmanship. The quality of the house does not equate to the amount paid. After 1 month of going to closing, the crown molding was cracking in my living area, cabinets didn't close all the way, cracking in my walk in shower, and horrible settling along the stairs starting from the bottom level to the top level. When speaking with the warranty company they came out and looked at the issues and informed me that the unsightly cracked crown molding, which is near my ceiling, can't be repaired and one cabinet will be replaced. The nail pops, settling around the stairs, and other poor areas of drywall work can be fixed during my one year touch up. The concern is that the house was falling apart within 1 month and I have to wait a year to have the issues rectified...that's ridiculous.

I have lived in this community since April of 2020. I have found it to be quiet, welcoming, and I know if I needed help that a neighbor would be available. During the winter snow storm, several of us helped each other out and it was exactly what I was looking for in a community. Home itself is still settling in and if there have been issues the warranty company has been quick to respond... though I have only had one issue with an appliance. You do hear a bit of air and highway traffic, but I knew that going in and it doesn't disturb me, my guests, or pets. I enjoy it hear and am looking forward to the community center being built! I would agree that some of the worksmanship with the baseboards and painting look a bit rushed. I plan to update my review after the one year touch up, but I kn

Ten Reasons to buy a house here: If you love the reverberation of trucks, engine noise, and a builder who will lie to HUD about the effectiveness of a sound wall just to lift a suspension placed on them because the existing wall they built does not work, is a joke, fails to follow federal, state, and locals code for noise abatement and that same noise is what you want to be woken up to at 0200 in the morning. When you writer the builder and developer of your concerns and they ignore the request, then yes you will love here. You enjoy walking around on random streets without any formal signs for what street you are on, and when asked to put up signs because they mock your 450-650k you signed a 30 year mortgage on, then yes come on down. You like dark streets without street lights and enj

Let’s just say I will NEVER build with Dan Ryan again. Horrible craftsmanship’s! There are areas of my house you can tell were super rushed with painting, definitely doesn’t look like it was done by professionals. Like another reviewer stated, my house looks unsightly with all the cracks and nails coming through the wall. The caulking has cracked in pretty much every area of my house. The vanity in one of the bathrooms completely separated from the wall after a month of living here. The bannister in the living room is cracking... shall I go on?? And when you call the warranty people they treat you like you want something for free. I’ve lived in my house for 3 months and have called the heating and AC company to come out more times than I can count. Also if you decide to go with Dan Ryan,

*May 24, 2024 update: Lamp lights still blink after dark, homeowners with Mustangs and motorcycles still rumble after 10pm, and it's not even summer yet. No rules or regulations whatsoever (no HOA). Jan 30, 2025: Trash pickup always leaves trash all over the streets and common areas. *Update* 9/25/24 I lowered my rating to 1 ⭐.Every hard rain the LED street lamps blink on and off for weeks, flashing the light through windows. This doesn't happen in Anne Arundel county, does it? ***Update*** Sept 2024. The development is under its 3rd Property Mgmt company. The development was built on the worse ground possible: rocks, concrete aggregate, etc. Very poor soil. HOA website has no community information or interaction.
