Would give zero stars if I could. Genuinely the worst company I have dealt with in my life. Consistently Unresponsive, will straight up ignore you when you try to communicate with them and sketchy to say the least. They get around fixing damage to their properties by adding a “roommate switch out clause” in the lease, which involves you taking the property “as is”. This resulted in me being charged for damage to the house that was there long before my lease period as well as having to pay an additional fee beyond the deposit for joining the lease in the process. When they do send you correspondence addressing anything (which is rare) they are pretty much illegible due to terrible grammar and spelling (it looks like a 4th grader wrote it). I would give a one star, but I understand I am currently very frustrated with the lack of urgency Dianne Perry & Co. are handling an urgent maintenance request (images below). Overall the experience has been decent to very minimal interaction. All communication and payment are done through the phone and/or computer system, except for when the tenant goes and picks up the key at their office place. This is a very hands off approach with little involvement from the rental company. The pace my Mom and I are renting at had a lot of maintenance repairs done at the beginning and has since tapered off. Rent and maintenance request are done through an app called AppFolio Portal. Calling on phone directs you to their voicemail. The majority of conversations are done through text message. The old

STAY AWAY!! This horrible company doesn’t care at all about the comfort, safety, or experience of their tenants. Their only care is maximizing profit and cheapest solutions. They send cheap workers, like an 80 year old incompetent plumber, who cause more headaches. Their staff is cold and robotic. And their properties are poor quality and maintained with the CHEAPEST possible ways. Quality is not their policy. Staying in a Dianne Perry property has been a NIGHTMARE and a money pit having to fix all the things they carelessly neglect. Communicating with their staff is like talking to an AI ChatBot who hates you. Do not waste your time, money, and energy with this disaster of a company!

I have been a tenant for the past 2 years under this company. I have nothing but good things to say about them. These ladies have been so kind and accommodating to our needs as renters. Would definitely highly recommend!

Dianne Perry & Co manage multiple rental properties for me and have for several years. They are professional, courteous, and very diligent. I wouldn’t own rental properties without a reliable property management team and Dianne Perry’s office is exactly the partner I had been looking for. They have great connections with all the local service providers so repairs are handled quickly and at reasonable rates. They are thorough in their screening of potential tenants and can be stern when necessary to protect my property but always fair. In short, I’d highly recommend Dianne Perry’s office to anyone needing a property management team in New Hanover County.
