Be warned if you have a mortgage with PMI through Citizens Bank. They will not automatically cancel PMI at the legally required 78% equity and will instead continue charging it until you request removal in writing. They overcharged me for a whole year, totaling over $663 in PMI! I'm not sure which is more insulting: the $663 overcharge or the $6.58 "refund" they sent me. That sounds like a sweet deal, take everything you can from your customers, give them back 1% as a consolation. Do anything you can to avoid having a mortgage with these crooks!

Awful bank. Mortgage was bought off from Civista Bank on Feb 3rd 2026 and they’re sending me foreclosure notices that my payment is late. Stated my December payment was late. They didn’t even own the mortgage in December. If it was late it’s because the other bank didn’t forward the payment. Garbage company. I’m going to refinance the mortgage just so that they no longer own the mortgage.

This is the worst mortgage company I’ve dealt with. We are affected by the government shutdown. They want to mail us a packet we mail it back then they have 45 days to review for there answer. All while reporting to credit and becoming negative. I’ve called 5 times all the reps say something different.

US Veterans Beware!! My husband and I unfortunately had to go through this Citizens to assume a VA mortgage from the sellers of a property. Citizens sat on our package for TWO months. When they did decide to initiate the transaction, everything has to be done through the legit mail. There was no email or secure portal to upload documents to. Every time they requested docs, it was through the mail. Every document we sent had to be done through the mail; they had 14 days to review, which of course, they took the entire time. Eventually, after 4 months of not hearing anything from a legit person, only requests through the mail, a woman named Shari from citizens reached out to my husband. He missed the phone call, so decided to call her back. He and I called every single day, multiple times a

With July's FEMA zone change, my property was placed into the flood zone. We then spent a lot of money and effort to have it removed by FEMA (received LOMA). It was sent to citizens via email, site, fax, mail on 9/19. Countless calls were made and reps assured that I should not worry about force placed and that removal action is coming. Today, 10/1, I was forced insuredis in flood coverage by citizens. I believe that this action is both unlawful and unacceptable. Agents keep providing future completion dates that differ from call to call. In the meantime, I am being charged over $2000 when agents kept saying "do not worry and do not buy flood" I demand immediate action.
