I’ve been dealing with Castle Group as the management company for the Grand Bellagio, and unfortunately, it’s been a very frustrating experience. Communication has been a major pain point; they’ve been repeatedly unresponsive on key issues like access to common areas and clarifying policies, even after multiple emails. On top of that, there have been several promises of action with no actual follow-up, things are often acknowledged but then left unresolved. The property itself reflects this lack of attention. The breezeways are unkept and clearly not part of any routine cleaning schedule, and the overall grounds are in deplorable condition. I live at The Castle in Ybor City, and the current property management team has been an absolute failure. They are chronically unresponsive, and follow-up on resident concerns is practically nonexistent. Basic amenities are either broken, filthy, or simply for show. For example, the “theater room” looks great in the brochure, but it has never worked. I even brought a date there once and it was humiliating. I followed up afterward—still no fix. Same story every time. The lounge and amenity couches are filthy, stained, and never seem to be cleaned. The gym equipment routinely breaks and then just stays broken indefinitely, like it’s part of the décor. A huge shout out to the most amazing, competent team of Castle Management Group at Windward Bay on Longboat Key Florida. While I was on the board we struggled to find competent leadership in a management company. Our property, one of the largest on the key, has seven (18 units per) mid-rise condominiums and 25 villas. Developed in the early 1980s, we embarked on mass renovations and needed a team that would help us navigate the dozens of projects and millions of dollars our community would spend. At the early onset, we knew our current management would not be able to handle it, after we had a team that was NOT the solution. Then we brought on Meryem Billaouadil, as property manager. I am very disappointed with Castle Group Property Management. I have worked with multiple property management companies, and this is by far the worst experience I have ever had. My issues/suggestions/ concerns were never addressed. The property manager repeatedly failed to answer my questions, gave the same non-answers, ignored my suggestions, and refused phone calls. I escalated my concerns to the director, who was unresponsive and never even acknowledged my emails. HOA fees are significant, and residents expect professionalism and communication—neither was provided. If it were possible, I would not give Castle Group even one star. I would not recommend them to anyone seeking reliable property management.
