Cascades Luxury Apartments

I strongly advise against renting from Trimark Properties. The apartments are in terrible condition—our AC stopped working multiple times, the lights constantly flickered, and maintenance was unreliable. On top of that, they charged me to fix something that was already broken when I moved in, claiming it was my responsibility, even though my lease hadn’t even officially end, so I wasn’t able to submit a work order. Their billing system is equally problematic. They added late fees to my account without proper notice, and when I caught the error, they admitted it and said they would credit me back the money. Clean and high quality living spaces. The maintenance team comes promptly and does routine checks. The cost is high compared to other apartments in Gainesville but if you sign a lease then you already know that. They use GRU for electric, Oates Energy for water and sewage, and Gatornet for internet. You have to sign up and pay for GRU and Oates separately which is a bit annoying but Gatornet is pretty fast. Terrible WiFi. It makes you reconnect your phone, TV, and other devices every couple of days.

It is close to campus, modern with upgraded amenities. Most importantly, the service is fantastic! Bri is great! She is very helpful and patient in the leasing process.
