Casablanca West

The apartments themselves are alright, but AMJ is awful. No maintenance request ever got completed in my 2 years living there, and I could see the request from the tenants before me never got completed either. We had a water leak coming out of the wall, and our request was marked completed without anyone ever even showing up. The lock to the laundry room/pool were changed without them giving us OR their workers new keys, I had a maintenance worker ask to use my bathroom because of it. Rent became insanely high, and I can guarantee they didn't fix anything or clean the place between us leaving and the next people renting. They only gave us a 10 hour notice that they were showing the apartment to potential tenants, we just got lucky in that we had already cleaned. I do need to add, the kit

Casablanca West is a great community to live in. The area is quiet. Neighbors are friendly. Pet friendly as well. It is conveniently located near UF, Shands, and the VA, approximately 7 minutes away, 15 with traffic. Rent is reasonable, does increase each year with cost of living. I lived in this community for nearly 2 years. I personally know its safe because I have left my keys in the door knob multiple times and left my door unlocked and never experienced a brake in. My packages have never been stolen either. The community has a pool which is well maintained. As for the townhouse itself I loved it. I rented a 2/1.5 and it was awesome. The patio was screened in. garbage problem was pretty much solved recently, they just need to increase the pickup frequency a bit. The updated units are nice and I’ve never had an issue with noise. Just a quite neighborhood with a ton of children and families. When people move out they tend to leave behind a pile of stuff for pickup, which isn’t good. I would say that’s my main critique. Otherwise, it’s a great little community!

The place is very old and dirty. I moved from another state. I signed a lease and put a deposit down so it was ready to move in. The pics I was shown online were very misleading. The previous Tennant left it trashed. Upon my arrival they just started cleaning even after I signed a lease a month prior. The real estate agency was horrible and didn't care about the living conditions. I bleached everything myself prior to moving end. A lot of Mildrew all over the bathrooms. Even after my second request to have it cleaned the real estate agency refused. Do not rent here or buy. It's a very old place. No one takes care of the grounds, and the entire complex looks dirty and trashy.

I used to live here back in 2020. Loud neighbors, drunk, car break ins, roaches and the management company is rude and doesnt care. I left because of all this as it seems all my good neighbors have to. Way better places to live, and the pictures are correct. Garbage everywhere.
