Builder's Title

We agreed to use this title company, a title company that our builder has a financial interest in, because we thought since they close so many new construction houses, the process would be streamlined. In the almost 10 months from contract to closing, we heard from this title company one time. 3pm the day before closing that was at 9am. The job of the title company is to impartially follow the contract and make sure that the property is transferred correctly to the new owner. They did not follow what the contract said, instead did something else “per the builder”. The builder’s agent did cut us a check for the amount at closing because he knew it was wrong, but the fact remains that the title company (that remember the builder has a financial interest in) thought it was ok to ignore w
