If I could rate 0 stars I would. I’m writing this as a parent whose child currently is living at Broadfalls Apartments, and I’m honestly horrified by this place. The management is absolutely awful. Janet, the so-called property manager, is never around, every time you try to reach her, you’re told she’s “busy managing other properties.” Maybe that’s why Broadfalls is falling apart, because she’s too busy to actually manage the one she’s responsible for! The elevators reek of sewage, and it’s impossible to ignore. The smell hits you the second you step inside. It’s disgusting and embarrassing for anyone visiting. No one should have to pay this much to live in a place that smells like a backed-up sewer. The cockroach and mice problem is out of control. It’s not an exaggeration. they’re eve
5 year update. Things are looking up if you compare to how things were back when there was no management. New management team is responsive and are trying their best to accommodate current residents. Parking is still AWESOME here. The best of anything in W. Falls Church, hands down. Apartment building is still ancient but things work for the most part and the price is still best in the area. Fewer fire alarms lately, if any at all so no more waking up late at night or early in the morning. Laundry machines are still an issue here, but get to know your local laundromats or make friends with someone in the community. Pool has been open all season! I have lived at Broadfalls for approximately four months and I like it here. It has its quirks as it’s an older building but nothing significant. The maintenance orders can take awhile depending on the issue but they’re short staffed like everywhere else. Neighbors are friendly, laundry facilities are on-site, and the location allows for walking to local restaurants and shops. Edited: 4/23/23 I have reduced my rating to 3 stars because of more issues in the maintenance department. The grass has not been cut in weeks and I have to walk my dog is the lot next door to avoid ticks and mosquitoes. The washers and dryers break every other month so be prepared for that. Maintenance on-site cannot fix them because they are leased by a third party company. The third party company rarely responds
I spent several hours preparing for a meaningful visit and made a confirmed appointment. Five minutes before the appointed time I was at the door of the leasing office. A young woman came out of the door with the intention of leaving. I smiled and said: I have an appointment for this time. She said briefly and with undisguised hostility: we closed! I repeated with a smile that I have an a rent appointment for this time. To which she said briefly and with undisguised hostility: we closed! I have had more than 20 similar rent appointments in my life. Nowhere have I encountered such open rudeness and contempt for visitors. My advice to the owner of this aging establishment: teach your staff to at least greet visitors!
Horrible living conditions. The central building AC has been broken for a long time — it’s impossible to breathe during the summer. The AC inside the apartment is very weak, and mold has developed. I had to buy a dehumidifier just to survive. The apartment is full of cockroaches and mice, and there’s a constant terrible smell throughout the building. The elevators are always breaking down. Right now, both elevators have been out of service for two days, and no one is fixing them. I’m sure we’ll be without them for a long time — walking up in this heat is unbearable. I strongly do not recommend renting an apartment here.
