I am a new tenant who moved in on 3/6/26, and I have already noticed a serious and uncontrollable roach infestation. While the apartment complex does offer decent room sizes, the pest issue has made my experience extremely disappointing so far. I contacted the leasing office about the problem and was informed that pest control only services each apartment once every two weeks. Unfortunately, that schedule does not appear sufficient to address the severity of the infestation. No matter how clean you keep your apartment, the roaches continue to appear. Another concern is the lack of transparency before move-in. Prospective tenants are not allowed to view the actual unit they will be renting beforehand. Instead, they are only shown a model apartment. In my opinion, this can be misleading bec
‼️‼️ I’ll give you the real reasons why not to sign a lease here: 1. Squirrels will burrow into your roof, run through it all night, get stuck and die in your walls. You may even see one in your kitchen like I did. 2. Outlets will have electrical issues and will short whatever you plug in. The A/C clunks out every week during the summer. There was an electrical fire that burned down one of the buildings last November. Picture attached, or you can look it up. 3. 🪳 Roaches and fruit flies will swarm your place no matter how much or little you clean. Just keep killing them until you move out. 4. Neighbors are friendly and location is fantastic for grabbing a bite to eat. The main office is highly disappointing with maintenance. Pool is constantly dirty or closed, currently the fitness center lock is broken and half the facility cannot be accessed (picture). One if the on site laundry facilities has been closed for 2 weeks, creating a backup at the other facilities across the property. Leaky air conditioning units require multiple calls to have the flooding addressed, I’ve personally had them out here 5 times to address the same problem. Suspected mold problem that has been requested multiple times to be addressed in the vents, but they just wipe with a paper towel and move on. If you’re thinking about moving here, save yourself the headache. This complex is a disaster from top to bottom. We deal with roaches crawling in from outside, termites in the building, and bathrooms that grow mold no matter how often we scrub them. My household is extremely clean, yet nothing changes which tells you the real problem is poor maintenance, not the residents. We pay $40 every month for valet trash, yet management still expects us to haul our garbage to the dumpster. To make it worse, they complained about us keeping trash in the exact bin they provided for valet pickup which is literally the purpose of valet trash. Aug, 22 update:They have increased the rent to 15% for present residents and 36% for new tenants, which is too high. I am moving out soon to Carlton arms. There are so many vacant apartments in Briarcrest right now with people moving out... I wish they had tried to retain the old tenants. I have been fortunate to live in the quiet side of the community. I have had a few service requests, which were met on time. The location is great, with supermarkets and almost everything around. 3min drive to the downtown. There are three non-gated entrances to the community, but I wish they had put up a board at each entrance guiding the apartment numbers. It is difficult for visitors to find specific apartments.
