Arlo Memorial

As an almost 3-year resident of Arlo Memorial, I can confidently say this is a great place to live. The apartments are in a prime location, and the amenities are top-notch, which is why I've stayed so long. My experience, however, has two distinct chapters. For a while, my biggest struggle was with the on-site staff, as I had a myriad of complaints that felt unresolved. Maintenance and communication were inconsistent, which dimmed the property's shine. That changed completely with the arrival of the new team under Manager Eric V. The difference is night and day. I recently toured at Arlo Memorial with Diana, and it was such a great experience! She was super friendly, professional, and always on top of things. Diana answered all of my questions, kept me updated and made everything so easy, you can tell she cares about people she helps and she is kind. The amenities are absolutely beautiful over the top, and the care Diana puts into showing every part of the community is amazing. I especially loved the entry hallways to the apartments, they have such warm and welcoming feel. The Clubhouse and the Pool are beautiful and the apartment finishes are modern and well done. I have lived at Arlo Memorial since February 2021 and have experienced many management changes (not good ones). Since Arlo Memorial stopped being managed by Lincoln, I have seen three administrations pass until the current one managed by Haydee Gutierrez, and I can say that she has started making changes in this building. I'm not going to say that the previous ones didn't try, but something has changed. I could start by saying that there is finally a maintenance team that promptly addresses the requirements of residents and their common areas. We now see a building worthy of its area. I want to say thank you Haydee Gutierrez and her team for listening to our concerns and acting promptly so that Arlo Memorial is now a dignified and harmonious place to live.

We just moved in to our apartment on fourth floor and its almost been a week. The application process was very smooth, with the help of Diana and Eric. Property is affordable with premium apartments which will cost you more elsewhere. I think this is one of the best and affordable places to live in Houston.

READ BEFORE LEASING HERE We moved out on October 17th, and still have not gotten our deposit back. They are adamant that they have 30 business days to return the deposit. Texas property code, Section 92.103 reads: the landlord shall refund a security deposit to the tenant ON OR BEFORE THE 30TH DAY after the date the tenant surrenders the premises. They cannot interpret it how they want and say it is 30 business days. The "on or before the 30TH day" makes it very clear it is calendar days, so do not let them tell you that it is business days. They are willingly ignoring tenants' rights and just keep giving us the dumb "we'll call you back later" bs answer when we ask about it. If they do that to you, send a demand letter.
