I’ve lived in one of this management company’s buildings for over three years, and I think it’s time I share my experience. Every winter is a nightmare. The heat is rarely on during the day, and the only time it’s consistently warm is around 5 or 6 am-- almost as if it’s set on a timer. By the time you wake up, the apartment is freezing again. Because the building stays so cold, especially during the months of January through March, tenants are forced to resort to dangerous ways to stay warm; using space heaters, sleeping with the oven on, or even keeping the shower running for heat. It’s unsafe and completely unacceptable. To make matters worse, management controls the heat remotely through their phones. They’ve only installed thermostats in a small number of apartments (out of about 90

If I could give it zero stars I would. Absolutely terrible experience with Arbeni Management. They consistently neglect their responsibilities as property managers. Maintenance requests are ignored for weeks sometimes never addressed at all. The building is in poor condition with leaks, cracks, and major issues in many of the units. The entire building is constantly dirty and unclean. There’s barely any heat or hot water most days in the winter, and when the heat is on, it’s so extreme it feels unsafe. It’s clear the building is not being properly maintained. The staff is unresponsive and unhelpful, especially the owner, who manages the property he simply doesn’t care. Tenants deserve safe, livable conditions, and this management company has failed to provide even the basics. Do yourself

Agency does not care about it's tenants. They simply refuse to repair. Front door lock does not work for months. Dirty water comes from upper floor bathroom for months. They don't fix. Always promise to fix but never does. Molds all over the apartment. Roches are uncontrollable. They do not higher any Pest Control agency. Heat does not work properly.

I think you guys are so lucky to have Beatirse working for you she the only one who really cares for the tenants. She does not leave people on hold for 45 minutes like one of your employees did to me today. She resolves everything even working from home!!! You have gold in your hands. But your staff needs more training and know that we who pay rent in your building count as well they wouldn't have a job period!!!! And those 5 stars are not for your company they are for Beatirse who does a awesome job!!!!

Worst company to ever rent from. Robbing you for an roach and mice filled apartment. They were notified for 30 days of my moving and telling I have no security deposit to get back. Also we spend our own money to repair in the apartment that they promised to come and fixed since July 02 2023 until April 13th I moved and no one ever came. Worst and I say worst Building management ever including the staff are very rude and unreliable
