Appraisal Centere-The Ozarks

The appraiser actually missed a bedroom! As he was leaving he said "There are three bedrooms, right?" I told him, no, there are four! He thought the bedroom door was the door to a closet, and he didn't even bother to open it! He went back in and took pictures of the bedroom and apologized for missing it the first time! Later we got the report, and the appraised value was far less than what we expected. So we had another company appraise the property, and their estimate was over 50% higher - which is more in line with what we thought the property was worth. The appraisal from Appraisal Centere of the Ozarks was just incompetent junk! Total waste of money.

I assume this is the same outfit that appraised my property. Their address is listed as PO Box 216. The appraiser LOOKED like he was doing a pretty good job of documenting the site. He was busy making his list of negative adjustments. He didn’t assign any value whatsoever to my shop and dwelling unit. While these are in need a lot of work, which is the plan as it is a fixer upper, to say the structures have no value is ridiculous. The shop has an almost new metal roof, with solid framing on a slab. To build this would costs $50k all day long. The house has a straight roof that is about 10 years old with no shingles missing and doesn’t leak. The framing is straight and strong with no termite damage. If this was a new dried in unfinished house house of this size, it would cost $40k to do it

I am the seller. The appraisal conducted at my house was unethically conducted and my privacy was violated. The buyers bank arranged for the appraisal and contacted the realtors explaining the time and date I should expect to have an appraiser come to my home. Appraisal Centere of the Ozarks sent Courtney Collins to my home to complete the appraisal. Upon her arrival, I noticed a man standing outside. Courtney told me “that’s my husband. He is going to take a few measurements and photos outside”. I walked through the house and showed Courtney all of the updates. Whiles she was in my home, I noticed she mostly took photos that were aimed at my personal belongings but did not take photos of items such as the furnace closet, storage spaces, or a large bathroom. She did not allow me to turn on

They get MINUS 50 stars! Appraisal Ctr did an appraisal on my property (buyers were interested in purchasing it), the Appraisal Ctr agent Michelle, did an appraisal WITHOUT EVEN STEPPING FOOT ON THE PROPERTY (she said she was on the property BEFORE I BOUGHT IT), I bought it over 5 year earlier. She also said it was only 50 acres not the 90 acres on the sale, even though she had been told it was two properties, joined, same owner. Property has a 1.7 acre lake, I built a new road and a new house, I requested a copy of the report for comparables, hmmmmmmm never received it nor a response from Appraisal Ctr.. When is it acceptable to do an appraisal from sitting at ones desk? She caused the loss of the sale. No I do not recommend using this company

Appraiser was late for her appointment then when my Tennant was also a few minutes late she just left. She then threatened to charge me extra fees. I can see why this business has a low rating
