APMS and our company, Fortress Foundation Solutions, just concluded working together on a very large commercial property project. Though I have work with them before and all past experiences have been great, this experience warranted a 5-star review! From the beginning, working with Liz was excellent. She inherited a not-very-straightforward project that was VERY extensive. Not only did the complex need to repair the foundation of multiple units, they also had many other repairs. Liz was great at communication, organized when meeting with our Project Foreman onsite - she even crawled around in the crawlspaces to inspect our finished work! We could not be more pleased with our decision to move to APMS for our Property Management last year. The team, led by our primary contact, Kristina Sherrill-Cabell, has done an outstanding job of working with us to focus on our specific needs in compliance with our fiscal and physical resources. Kristina has been accommodating and collaborative in every way possible, balancing experience and logic while maintaining a watchful eye on priorities and best practices within our budget. She shows up and stands up for us. She weathered the Ice Storm of January 2026 with calm and considered responses to Owner inquiries, following up only after she has addressed the issue and could provide validated answers and/or solutions. This company is so far out of their depth, and they’re drowning with very simple tasks that can’t be completed. We’ve been lied to, discriminated against, refused to be met with, dealt with nonsensical fees, all for Summer Cruz not to do her job in the slightest. All of the evidence has been submitted to the Office of Common Interest Community. When APMS is your HOA, you’re guaranteed to be throwing your money down the drain. The board of directors (I’m starting to believe is imaginary) refuse to meet with any residents, and refuse to decide on any decisions that need to be made. Our neighborhood is riddled with overflowing trash, ADA violations, and streets that fire trucks or ambulances can’t drive through because of the complete lack of parking regulations (that we pay for). If I could give a zero star I would. This HOA company is a joke! They just take your money and do nothing they are supposed to do with it. Hole in the fence, who cares. Shutters missing on buildings, who cares. Kids vandalizing the property meh who cares. Trash can disgusting and people throwing trash everywhere but the trash can, not their problem. We put in maintenance request and no response or call backs EVER! If this company even laid a door mat at the next place I buy, no thanks. They should be ashamed of themselves, just taking hard earned peoples money and making promises they never keep or doing things they said they will do. Absolutely ridiculous company. Will NEVER be my HOA again!
