Amberlake Village Apartments

Scheduled a tour of the property and a unit via their online portal. Received an email confirmation. Showed up 30 minutes early after driving an hour to get to the property. Walked around a bit to get a feel for the property. Immediately, the pond is full of trash (bottles, bags, cans, and even dead water foul). The walkway around the pond is crumbling asphalt with sections falling into the pond and covered in poop. The bridge is falling apart and clearly where folks drink from the piles of cans. Leftover fireworks sitting out added to the ambiance. The pool isn’t covered or drained for winter and looks brown on the edges. The outsides of the buildings look worn down and in need of repair. The 1st floor patios are (mostly) not fenced in at all, so someone can walk right up to your sliding

I lived here for about 7 years and throughout that time management has went downhill. Let me just say if you’re not of Latin/Hispanic descent forget about living here. The new management is prejudice. Water always out damn near monthly, when they say someone is working on it no one is out there. One night me & my fiancé were leaving for a date night we were attacked by 2 pit bulls by someone who was not a tenant. No security to be found, although we are told there is security present if needed. People acting very unruly trashing the place. And don’t get a unit that’s on the opposite entrance near the leasing office. They do not care about the tenants on that side. Do not move here. I’ve lived here for less than a year, and the list of issues is already exhausting. The grounds are poorly maintained. Walkways are constantly covered in duck feces, including the trail around the pond; which is literally collapsing into the water. The dumpster area is treated like a landfill, with trash scattered throughout the property. Homeless individuals regularly enter the neighborhood and sleep in the pavilion or on the hammocks near the volleyball court. The number of ducks is out of control, there are easily 50 roaming the property and roads at any given time. The apartments themselves have clearly received the “landlord special”: everything slathered in thick paint. The floors are noticeably not level in every room and creak loudly. Great place to live. They have beautiful and peaceful park , lake and nature . Great service always available 24/7 to serve you. Great maintenance service and affordable prices for rent won’t be disappointed. They have a great internet/tv spectrum service package that works super fast and well. Great communication and the apartment are clean and comfortable. Have been here for 4 years now with no issues or problems.

I been living here at Amber trail for about 7 year's and all the problem i had was very resolve. And helpful with the issue I had with the apartment the manager from the apartment and the employee's was very helpful. And cooperate. I won't recommend. People stay at Amber's trail apartment.. I will give it a ten star's instead of a five star's, but that's all they had was five
