322 on North Broad

I recently moved to Philly and have nothing but positive things to say about living at 322. Leasing office staff was extremely transparent and approachable when I had questions about registering a new vehicle with the parking garage and even went as far as to coordinate with them on my behalf. Overall good experience and helpful staff.

I will mention some points and then put my evaluation of the residential complex 1- The building lacks sound insulation. Sometimes I face disturbance from the apartment on the floor above me. 2- The floor of my apartment shakes even due to simple vibrations such as running the washing machine. Look at the water bottle in the video clip. How the water inside shakes on the kitchen shelf due to running the washing machine. 3- Many residents in the residential complex own dogs without controlling them or treating them well, and this is very bad. The smell of the carpet in the hallways sometimes smells of dog urine, and sometimes you find dog feces in the elevator, like the picture I attached. 4- I have difficulty sleeping because of the barking of my neighbor's dog at night. I rarely leave reviews, but I need to give a shout-out to the on-site team at this property. They are attentive, respectful, and caring. The three traits are precisely what you should look for when seeking out an apartment. Two current on-site staff members go above and beyond, Jessica and Duke. Over our 1.5 years at the property, I've watched them both interact with prospects, residents, and vendors with the utmost kindness and knowledge. With 339 apartments, it is wonderful to see the on-site team know people's names, pets' names, and the tiniest details of various residents. They work hard and I've appreciated their work.

LOVE these apartments!! I moved in recently and the experience has been super smooth! I took a tour a few months ago and fell in love with the place—I knew this would be my new home! Shout out to the resident manager, Jessica, who has been wonderful and so helpful with all of my many questions upon move in. The other managers, Duke and Katie, have been helpful and friendly, too! Even the maintenance staff is friendly. It seems like they genuinely care about your experience here. I moved from out of state, so it was nice that they made the process so simple for me. My experience here at 322 has been amazing so far! We’ve been here for two years this month and have no complaints. The building is clean and well-kept. Management hosts events for tenants that bring a sense of community and appreciation to the members of the community. Maintenance is quick to reply and if there is ever anything that we have a question about, we get quick responses either through email or in person. It really is a great place to live and I highly recommend it!
