I'll start by saying that Heller Bates in the leasing office was incredibly kind and patient with me throughout the move-in process. I'm very grateful to have worked with her during that time. However, before moving in, I was informed that my mailbox needed repair and that it would only take a few days. I've now been living here for nearly a month and still cannot receive mail. Unfortunately, it seems I'm getting the runaround from both the leasing office and maintenance staff. Not being able to receive mail is completely unacceptable. If this issue is resolved, I will update my review. edit: The mailbox has been installed, but the Post Office has yet to put their lock on it. I have resided at 136 S Pennsylvania street for going on 7 years. It has been less than ideal for the past 5. More recently uninhabitable. Work orders take months to complete if they ever are completed. When someone is sent out they are not thorough in their job. Such as removing screens that were not requested to be repaired and leaving screen less windows. This leaves two choices, open windows with flies in your apartment or closed windows in the summertime with poor ventilation. No room for ventilation in a space where there is potential black mold is highly concerning. I have asked to have my tub reglazed and my bathroom to be inspected as paint is coming off the walls and there is mold forming. No one seems to have any care or urgency for these issues or any of the issues I’ve present

Heller Bates was absolutely amazing in helping me view the apartment and in the leasing process to rent my new home. She was always available for questions and if you couldn't get a hold of her, by chance, she was very quick about returning your call and making sure you had everything you need! All around outstanding service and as kind and helpful as can be! 10/10.

We had autopay set up on their old portal. They rolled out a new portal which cancelled our autopay. The front office said due to their botched (my word, not theirs) roll out late fees were being waived. Except, the next time we called the front desk said something different. The only thing that was consistent was their unwillingness to assist us. Other tenants share these same frustrations and I encourage you to do your research before renting here. There are many sites with honest reviews about what to expect from living in this building in particular, and suffering under this management company more generally. Just google "Local by Laramar reviews" and admire that 1.5 rating on Yelp. To be honest, most days they don't even bother to pick up the phone. But, hey, they have your money

Red fort apparement or local by Laramar is the worst No need to say read the other review worst place to rent in Denver management team is the worst they make you pay fees even when the error is from them you will have them on the phone if you lucky the apartment building inside look dirty and it’s smelly dogs bark all day long nobody do anything the Landry machine doesn’t wash with hot water and again the management horrible I sign a lease in November and got my name put and the intercom system in February not detail on the application I have to download to receive the cal on my phone when someone visite there is so many beautiful place in Denver for the same price heat wasn’t worked no for month during the winter and the thing falling appart it’s just an esthetic problem to them my lease
