1200 Semmes Apartments

Gabby was my leasing agent back in July, and was super helpful with showing me different units! I’ve been living here for a few months now, and love it. Maintenance is friendly and quick, and the amenities for the place are extremely nice.

I’ve lived here for 2 years now. Kristine is a great property manager, and the maintenance man GR is phenomenal. My only complaint is the parking. I’m in a compact spot, and the vehicle next to me is oversized, so it can sometimes be difficult to get in and out of my car.

They have several issues with pests. Pest control services were unhelpful. Avoid the 4th floor if you can. I had constant water leaks whenever it rained. They would just come paint my walls instead of addressing the issue. During the 2025 snow storm, parts of my ceiling caved in from the water damage and it took them a month to resolve the issue (because they can't fix the roof while its wet). Had to stay elsewhere, they offered zero support whatsoever, and honestly didn't seem to care. Aside that, the area is relatively quiet and offer nice amenities. Also pay attention to your deposit refund because they will make errors and if you don't catch it, you'll lose out on your own money.

Moved to 1200 Semmes in 2020 under Dotti’s management and was pleased with the upkeep of the complex and maintenance so we decided to move into a larger unit in 2021. After we signed our new lease, Dotti left and there was a new property manager. The apartment we moved into constantly smelled like the sewer and months went by with maintenance requests (who were always great and responsive) and a resolution to the issue never came. Luckily (not), we didn’t have much longer to worry about the sewer smell as the apartment flooded due to a fire on the rooftop. Whole situation was a mess with how management responded; we ended up having to quickly move everything out and lived in a hotel until another apartment was ready, as we didn’t want to go through having to look for a new apartment. I have lived in this building for 3 years previously, and just moved back in recently. I love this place. The building is well maintained, maintenance is quick and efficient and they have never bothered me over anything silly. I definitely recommend 1200 Semmes to anyone looking for a place to live.
